1. -Needs Study
Forcbuy a house in Spain Some aspects must be taken into account and nothing left to chance, which is why we work closely with you to identify yourspecific goals, preferences and requirements. This study includes:
Area of interest
Do you prefer to live near the beach or in a rural environment? It is important to know the area where you would like to buy your house in Spain to optimize the search.
Housing type
Apartment, chalets, semi-detached house, villas. There are two main types of home buyers in Spain, those who prefer an apartment with sea views and those who prefer larger houses but further away from urban centers.
This process can be complicated for a non-resident person and that is why we want you to trust us to carry out the needs study and be able to propose the best alternatives.
2. Search for housing
Once the needs study has been carried out, we will be able to contact our collaborators and thus find possible homes in the shortest possible time. In this part of the process we will take care of the following:

Look for several homes that match your needs and requirements.

Present to you thebest options.

Organize visits by video call or in person. If they are in person, we will adjust all visits so that you can see the selected homes in a single trip. You can also count on us to advise you on hotels, restaurants and areas of interest.

After having chosen the desired home, we will mediate with the seller to reach thebest possible agreement.

3. Documentation
Both to formalize the purchase and for the mortgage loan, the following documentation is necessary:

- For all non-residents it is necessaryhave a NIE (Foreign Identity Number) since it is a requirementlegal for all real estate acquisitions in Spain.

- Another essential requirement is to have an openaccount in a Spanish bank.

- We prepare the prior contract where buyers and sellers commit to making the sale for the agreed amount and period. This document is calledearnest money contract.

- In the case of a mortgage loan, the bank will request several personal documents. In this step you can count on us to help you since with the newMortgage law There may be some complex points for non-residents.

- The purchase and sale of real estate in Spain is taxed with thetax of onerous property transfers and documented legal acts,better known as ITP and AJD. There is a period of one month from the date of signing to pay them and present them to the Treasury, depending on the Autonomous Community, the general rate ranges between 6% and 10%.

- After signing, it is important to change the ownership of thehousing supplies as soon as possible since you may cause damage to the seller. The usual supplies are electricity and water.

- In Spain all farms have to pay an annual tax calledReal Estate Tax. It is important to ensure after signing that the property is in your name at the Town Hall to correctly receive the payment notification. In addition, you must register in your home to have access to public services and personal income tax deductions offered by your Municipality/Autonomous Community (schools, hospitals, aid...)
